  • Needaproperty.ca has an online community in which members can ask and answer questions or publish blog posts and comments on a wide range of topics about real estate and the home buying and selling process.
  • People can also create profiles and share facts, opinions, reviews and personal experiences to help others.
  • By using our Services you understand that Houser does not approve, control, endorse or adopt the content posted or supplied by third parties, but merely provides a service allowing users to access information that has been made available by others.
  • Any opinions, reviews, advice, statements, services, offers, or other information or content expressed or made available by third parties, including information providers and users, are those of the respective author(s) or distributor(s) and not from Houser.
  • Third party content available through this site represents the opinions and judgments of the respective information providers or users.
  • As a provider of interactive services, Houser is not responsible or liable for the content, accuracy or reliability of any opinion, advice, review, statement or other information or materials posted on the site by or originating from any third party.

These guidelines are to help in making the community a safe and useful place for local real estate information. Your use of Houser is subject to these Community Guidelines and Houser’s Terms of Use

  1. Respect others
    • The Houser community is comprised of many members who may have vastly different experiences and perspectives. Disagreements and debates are acceptable, and even encouraged, so long as the discourse is civil. Insults or belittling comments are not permitted under any circumstances.
    • Likewise, venting, ranting, hateful discussions or attempts to damage the reputation of those inside or outside the community are inappropriate. We respect everyone’s right to free speech but will not tolerate harassment of any kind.
  2. Make a positive impact
    • You should share your knowledge and opinions with others and strive to post highly informative and useful content.
    • Answering questions with a mere “Yes” or “No” or with responses like “Ask a real estate professional” or “Contact me for assistance” is generally unhelpful. We discourage such responses and encourage you to address questions directly and in as much detail as possible.
    • Pay attention to the locations associated with particular questions. Your expertise in one market may be irrelevant, or perhaps even contrary to accepted standards in another market.
    • Make sure you also complete your Houser profile to share your relevant personal information with the community as this will add more credibility to the content you share. Real estate professionals are encouraged to list their education, prior experience, and testimonials, and to think of their Houser profile as an online resume.
  3. Appreciate quality content from others
    • When you see informative or high-quality content from other community members, you should appreciate it and recognize the efforts put in by others.
    • When you see content that is inappropriate or spam, please contact us and report it.
  4. Follow formatting guidelines
    • The Q&A section is reserved strictly for questions and answers, and users looking for information should ask relevant questions.
    • Community members who wish to share their knowledge with others rather than ask questions can do so by answering questions or reviewing certain areas. When giving out information related to a certain locality you should stick to the particulars of that locality and its surrounding areas.
    • Houser can remove any content which does not follow formatting guidelines.
  5. Respect copyrights
    • You may not post content that infringes upon or violates any copyright, trademark, patent, trade secret, publicity, privacy or other intellectual property or other right, unless you are the owner of such rights or have permission from their rightful owner to post the material.
    • If you quote an existing article, make sure you have the full right and authority to do so and be sure to give credit to the author and provide a link back to the full article.
    • Houser does not evaluate or guarantee the accuracy of any community content.
    • If you believe that your work has been copied and has been posted to this site in a way that constitutes copyright infringement, please send a message to copyrights@needaproperty.ca
  6. Don’t spam
    • Any and all forms of “spam”, including advertisements and solicitations, will be removed and Houser may deactivate accounts that are engaged in such activities at any time.
    • Houser reserves the right to post informative content about products, listings, features and events.
  7. Don’t post offensive content
  8. This includes content that:
    1. is intended to exploit, solicit or harm minors
    2. is violent, racist, incendiary, or otherwise objectionable
    3. contains profane, obscene, vulgar or sexually explicit language
    4. glorifies self-harm, suicide, anorexia, bulimia, or any other practice that is clearly unhealthy or harmful
    5. includes link to photos, drawings, videos or other materials that are obscene or that contain nudity, violence or any other images that are not suitable for a real estate community
  9. Don’t break the law
    • Do not post content that violates any domestic law including but not limited to property laws which prohibit any discrimination in the provision of housing based upon race, color, national origin, creed, religion, physical or mental handicap, ancestry, age, marital status and familial status.
    • Do not post false or misleading information or falsely state, impersonate, or otherwise misrepresent your identity, your current or previous positions and qualifications, or your affiliations with a person or entity, past or present.
  • Don’t share personal information related to others
    • Do not post others’ personal information unless you have their consent to do so. This includes address and contact information.
    • You should be cautious about sharing your own personal information as well. We recommend that you do not share your personal or private information with any member. If you wish to engage in a real life business relationship with any Houser community member, we highly recommend that you do some research and meet this member in person before you take any action.
  • Don’t cheat
    • Each individual can only have one profile and account. Members who use different profiles to ask and answer their own questions or otherwise disturb the community risk having their accounts deactivated.
    • You may not post filler answers to a question in an effort to be first to answer, or re-post previously posted content. Houser reserves the right to remove such content and deactivate accounts that are engaged in such activities at any time.
  • Houser reserves the right to remove or edit any content for any reason, at any time without notice. Likewise, Houser may, for any reason and at any time, deactivate any user’s account and restrict that user’s access to the site.

    Violations of Community Guidelines

    Although Houser has no obligation to screen, edit or monitor the content of profiles, questions, reviews, answers, comments or other materials posted by community members, Houser reserves the right to remove, screen or edit any such content at any time and for any reason, or for no reason, without notice. This may include content that we determine, at our sole discretion, to be inappropriate and/or in violation of the Houser Community Guidelines or Houser Terms of Use. Depending on the level of offense, you may risk deactivation of your Houser account and consequently everything associated with it. If you are unsure whether your content is appropriate or consistent with these policies, please do not post it.

    Enforcement of these Community Guidelines and the other rules set forth in the Terms of Use is solely at Houser’s discretion, and failure to enforce such rules in some instances does not constitute a waiver of its right to enforce such rules in other instances. In addition, these rules do not create any private right of action on the part of any third party or any reasonable expectation that the Site will not contain any content that is prohibited by such rules and guidelines.
